Why moss removal costs more than a roof clean
This is the question we get asked most, and it is a fair one. The difference is that debris sits on the roof and moss grows into it.
Moss settles at the top edge of a composition shingle, where it holds water against the mat underneath. As it thickens it physically lifts the course above it. Left long enough it stops water running off the roof and starts wicking it underneath instead. That is the point at which a maintenance problem becomes a roofing problem.
Getting it off means working the growth loose by hand without tearing up the shingle it is attached to, clearing it away, and then treating the surface so the root material left behind dies rather than regrowing in three months. It takes considerably longer than a debris clean and it uses materials a debris clean does not.
What changes the price
- How much moss, and how established. A light green film across a north slope is a different job from three inches of cushion moss lifting shingles.
- Size and pitch of the roof. Steep roofs mean working from ladders and the edge rather than walking, which is slower.
- Shade. Heavily shaded roofs usually carry more, and they are also the ones most likely to need it again sooner.
- Access. Hillside lots, tight side yards and planting right against the house all add time.
- Roof type. Composition shingle, metal and cedar shake each get handled differently.

What is not included
We do not do roof repairs, re-roofing or gutter repair. If the moss has already lifted shingles or there is rot underneath, we photograph it and tell you, and you take that to a roofer. We would rather you heard it from us than from a ceiling stain in February.

How long does it last?
This is Randy’s own answer, and it is the honest one: with a preventative treatment you get long-lasting results, but nothing prevents regrowth permanently. Moss spores are always present in Pacific Northwest air. The goal is keeping it from taking hold again, not eliminating it forever.
Annual preventative maintenance keeps a roof clear once it has been cleaned, and it costs far less than letting it get back to where it was. If anyone quotes you a permanent fix, that is worth a second question.
Why some Bellingham roofs need it and others do not
Tree cover is the single biggest predictor on any given street. Under mature fir and cedar in Edgemoor, South Hill, up Alabama Hill, on the Lake Whatcom side around Silver Beach, or out toward the Chuckanut foothills, whole roof planes stay damp all winter and moss thrives.
Newer north-end lots around Cordata and Barkley with open sky and little overhang often carry almost none. Two houses a mile apart in this city can be completely different jobs, which is why the estimate happens on site rather than over the phone.
Can you do it yourself?
Some of it, carefully. Zinc or copper strips near the ridge slow regrowth, and keeping branches cut back off the roof helps more than most products do.
What we would steer you away from is a pressure washer. It is the most common way a DIY moss job turns into a roof replacement — high pressure strips the granule layer that protects the asphalt, and the damage does not show up until the roof starts failing early. Wire brushing hard enough to shift established moss does much the same thing.
