Bulk moss comes off by hand or with gentle brushing — worked out of the shingle courses, out of the valleys, and off anywhere it has taken hold along a ridge or a flashing line. We never blast a shingle roof with high pressure to speed that up. It strips the granules, drives water up under the courses and takes years off the roof. Once the growth is off, a soft wash treatment goes across the surface so that what regrows comes back slower and thinner.
On walkways, patios, steps and pavers we clear it out of the joints and wash the surface down, which is as much a safety job as a cosmetic one. We also treat fence caps, retaining walls and the shaded side of siding.
We do not carry out roof or gutter repairs. If moss has already lifted shingles or damaged flashing we will tell you and show you the photographs, but the repair itself is a roofer’s job. Why is there still some moss on my roof after cleaning?
On an older roof, or one that has been left a long time, moss roots down into the surface of the shingle rather than just sitting on it. We take off everything that will come off without damaging the roof. Getting the very last of it would mean scrubbing or pressure washing, which strips the granules and shortens the life of the roof, so we do not do it. What is left behind is killed by the treatment and weathers off over the following months. A roof that looks dramatically better on the day is usually completely clear by the next season.

Is the treatment safe around plants and pets?
We pre-wet the beds and plants around the working area before anything goes on the roof, tarp where it is needed, and rinse down afterwards. We use two eco-friendly spray options and a biodegradable sodium bicarbonate powder rather than the bleach or zinc products the trade usually reaches for — gentler on landscaping, on your paint, and on the waterways everything here eventually drains into. Keep pets indoors while we are working and off treated surfaces until they have dried.
When is the best time of year to have moss dealt with?
Late spring through early autumn is easiest. Surfaces are dry enough to work safely and the treatment has time to do its job before the wet season arrives. That said, moss here grows straight through the winter, so if it is already lifting shingles or making a walkway slippery it is worth dealing with whenever you notice it rather than waiting on the weather.

Northwest Washington gives moss everything it wants. Mild winters, rain from October to May, heavy conifer cover and long stretches where a north-facing surface never sees direct sun. It grows on roofs, on concrete, on pavers, in gutters, along fence caps and up the shaded side of siding, and it does not stop over winter the way growth does elsewhere.
On a roof it does real damage. Moss swells when wet, works under the shingle edges and lifts them out of line, and holds water against the deck instead of letting it run off. On walkways and steps it is a slip hazard rather than a cosmetic problem. Either way, the longer it is left the more it costs to deal with.
