Pressure Washing in Bellingham

A Bellingham-Based Crew, Working The Whole City

Driveways, walkways, patios, steps and pavers washed back to the colour they started, with the pressure matched to the surface rather than turned up until something happens.

King of Kings Window Cleaning is owner-operated by Randy Fee and based in Bellingham. Concrete takes real pressure through a surface cleaner, which is what gives an even finish rather than the striped wand marks you see on a lot of jobs. Siding, decking and painted surfaces are soft washed instead. Composition roofs are never pressure washed — see roof cleaning and moss removal in Bellingham for that work. Licensed and insured.

Pressure washing starts at $299.

All pricing shown is starting pricing. Final pricing depends on the size, condition, accessibility, and scope of work. Free, no-obligation estimates are always provided before work begins. See all starting prices.

Why Bellingham Concrete Turns Green And Slick

Bellingham concrete goes green because it never gets a chance to dry out. From October to April the city sits under cloud and rain, temperatures stay mild, and a shaded driveway under fir or maple can hold damp for months at a stretch. What grows in that is a black-green algae film, and on a wet morning it is genuinely slick underfoot — it is not an appearance problem so much as a fall waiting to happen on the way to the car.

The older neighborhoods make it worse. Through the Lettered Streets, Columbia, Sunnyland and South Hill the concrete is old, porous and often shaded on three sides by mature trees and close-set houses, and porous concrete holds the growth in the surface rather than on it. Steep driveways on the hill streets and the stairs down into Fairhaven are the ones people actually slip on.

Newer subdivisions out toward Cordata, Barkley and the Guide Meridian tend to have open sky and better drainage, so they green up more slowly — but they pick up tire marks, oil spotting and construction staining that a rinse will not touch.

Pressure Washing FAQs For Bellingham Homeowners

Every one to two years for most of the city. Shaded concrete under fir or maple in the older neighborhoods usually wants it annually; open, sunny north-end driveways can often go three years. If it is slick underfoot in the morning, it is overdue regardless of when it was last done.

Not when it is done with a surface cleaner at the right pressure, which is how we do it. What damages old concrete is a narrow wand held too close — that etches lines into the surface and they never come out. A lot of Bellingham concrete is decades old and porous, and it gets treated accordingly.

No. Decking, siding and anything painted or stained gets soft washed — low pressure and the cleaning done chemically rather than mechanically. High pressure on cedar decking raises the grain and leaves furring you cannot sand out easily.

In Bellingham, usually a year or two depending on how much sun the surface gets. There is no permanent fix for it in this climate — the same damp that keeps the county green does this to concrete. A surface that has been properly cleaned resists it noticeably longer than one that has never been done.

Yes. Storefront entries, sidewalks, loading areas and stairs around downtown, Fairhaven and the Barkley and Cordata business districts. Commercial work is usually scheduled early morning or after hours so it does not get in the way of your customers.

Pressure washing starts at $299. Final price depends on the square footage, how heavy the staining is, the surface type and access. The estimate is free and given before any work begins. See all starting prices.
