Why roof cleaning and moss removal are two different prices
This is the single biggest thing that confuses people getting quotes, and it is worth understanding before you call anyone.
Debris removal is clearing what has fallen onto the roof. Fir and cedar needles, big-leaf maple litter, small branches, the packed material in the valleys and behind the chimney. It is physical work but it is straightforward, and it starts at $299.
Moss removal is dealing with something that is growing into the roof rather than sitting on it. Moss settles at the top edge of the shingle, holds water against the mat underneath and lifts the course above it as it grows. It has to come off by hand and then be treated at the root, and it starts at $699.

What changes the price
- Size and pitch. A single-story ranch with a shallow pitch is quicker and safer than a steep three-story roof in the older streets off Alabama Hill.
- How much is up there. A roof under heavy fir that has not been touched in four years is a different job from one cleared last autumn.
- Access. Hillside lots, tight side yards, landscaping right up against the house, and no room to set a ladder all add time.
- Number of stories and roof sections. Dormers, lower roofs and multiple planes each need their own approach.
- Condition. Older or brittle shingle means working from ladders and the edge rather than walking the roof, which takes longer.

What is not included
We do not do roof repairs, re-roofing, or gutter repair, and we will not pretend otherwise to win a job. If we find a lifted shingle, a split seam or rot in the fascia, we photograph it and tell you, and you take it to a roofer. There is no incentive on our side to find a problem that is not there.

How often Bellingham roofs need clearing
Under fir or cedar, once a year is normal here. That covers most of Edgemoor, South Hill, Alabama Hill, the Lake Whatcom side around Silver Beach, and anything out toward the Chuckanut foothills. Late autumn once the needles have finished dropping is ideal, or early spring before the wet season has done its work.
Open lots with little tree cover — a lot of the newer north-end housing around Cordata and Barkley — can usually go two or three years between cleans.
Is it worth paying someone?
Honest answer: if you have a single-story roof with a shallow pitch, good access and a working ladder, clearing needles yourself is a real option. Plenty of people do.
Where it stops being worth it is height, pitch and wet moss. Yes, and it usually costs less than booking the two separately because it is one visit. Gutter cleaning starts at $249 on its own. We check the gutter line as part of every roof clean anyway, and clearing what has just come down is included.
Will the price change once you are on site?
The estimate is given after we have looked at the roof, not over the phone from a description, so it should not. If something turns up that genuinely was not visible from the ground, we stop and tell you before doing the work rather than adding it to the bill afterwards.
Is pressure washing a cheaper way to clean a roof?
It is not something we will do on composition shingle at any price. High pressure strips the granule layer that protects the asphalt underneath and takes years off the roof. Any saving disappears the first time you have to replace it early.
